From a single floor refurbishment to a managed building with a dozen tenants, office work is about doing it to the drawing, on the programme and with the paperwork complete.

Office work is the discipline of doing exactly what is on the drawing, on the programme the main contractor or the tenant has set, and finishing with the paperwork that the landlord's agent will ask for before the lease is signed off. We fit out and refurbish offices, maintain managed buildings and carry out the periodic inspection programmes that keep a portfolio compliant, across Birmingham and the West Midlands.

What an office usually needs from us

  • Category A and B fit-outs: lighting with presence and daylight control, floor boxes and perimeter power, the containment and the structured cabling for the desks, the meeting rooms and the screens, from the designer's drawings or our own.
  • Refurbishments in occupation: a floor or a wing at a time, out of hours where the work is noisy or the power has to go off, with the rest of the building working.
  • Distribution upgrades: boards that have run out of ways, sub-mains for a new tenant, metering for a multi-let building.
  • Comms rooms: cabinets, power, cooling and the cabling to the floors, laid out so that the next tenant's IT provider can work with it.
  • Fire detection and emergency lighting for the whole building or for a tenancy, interfaced to the landlord's system where there is one.
  • Access control and door entry: a street door answered from each tenant's reception, tenancy doors on fobs, a car park barrier on the same system.
  • CCTV for entrances, lobbies, car parks and loading bays.
  • Periodic inspection: the five-yearly EICR, the annual emergency lighting test and the six-monthly fire alarm service across a building or a portfolio, with the dates kept and the certificates filed.
  • EV charging in the car park, with the load assessment and the DNO notification.

How we work on a fit-out

We price from the drawings and the specification, say where we think the design could be better, and then build what was agreed. We attend the progress meetings, keep to the programme, coordinate with the ceiling, partition and mechanical trades, and produce the O&M information as the work goes rather than in the last week. Testing is done as each area is finished and the certificates are issued at practical completion, not after it.

For landlords and managing agents

A managed building wants one contractor who knows it: who has the drawings, knows which board feeds which tenant, holds the dates of every test and turns up when a tenant reports a fault. We take on buildings on that basis and keep the records in a form that can be handed to a new agent or a purchaser's surveyor without explanation.
